The concept of "City as a CITY." At the same time, there is a time-tested and well-proven development model that can be found in the center of any city with a history of more than 100 years: mid-rise buildings with well-defined public spaces — streets, squares, parks, and the like.
Such development can be called the “benchmark” of the urban environment.

Why is it impossible to reproduce this “benchmark” urban environment if it has long been known?

The root of the problem lies in the fact that the attention of developers, architects, and other people involved in the process is mainly focused on blocks and buildings. They overlook the fact that a city is not “made” of houses and blocks, but of the spaces between them — streets, squares, parks, and so on.

To approach the benchmark urban environment, it is necessary to consciously and purposefully design urban spaces, using buildings as tools for their creation.

Only in this way can one achieve the feeling of a “true,” comfortable, and beautiful CITY — not just a collection of houses functioning as sleeping cells.
The main elements of the city:
  • streets,
  • the main square,
  • and the central park must be consciously and carefully designed, with their optimal parameters defined.

Two archetypal mistakes of modern projects:

Development concept for blocks 5, 6, and 7 of the Akademichesky 2 residential district. The presented concept of the Akademichesky 2 residential district generally follows the outlined principles. At the macro level (on the scale of the residential area), the proposed solutions raise no questions. The main connections, nodes, and green framework — everything is done perfectly.
… however, at the level of residential blocks, the same two archetypal shortcomings can be seen:

  1. Scale that is too large
  2. The same scale throughout the entire project

For comparison, a previously presented project near Chelyabinsk was superimposed on the concept at the same scale, clearly showing the difference in proportions.

From ground level, the difference in scale will be enormous — this can be seen by comparing the size of people and their surrounding space on these slides.

In the area of blocks 5, 6, and 7, we propose reducing the size of the residential blocks by lowering the building height to 4−7 floors (with possible insertions up to 9 floors). The reduction in density will be compensated by 16- and 25-story "tower" buildings located in the northern part of the site (along Luchistaya Street) and in the southern part (along the park zone).

In the center of the site, an art school and a library-coworking space will be located, which will make the overall scale of the development even more human-centered.
This approach will make it possible to solve two tasks simultaneously:

  1. To create an expressive architectural environment with a friendly, "human" scale through 4−7-story development and a fine street grid;
  2. To achieve the project’s economic efficiency through high-rise buildings along the perimeter of the site.

At the same time, all urban planning solutions adopted at the macro level are not only preserved but also further enhanced.
